GENERAL TERMS AND CONDITIONS OF STAY

2. Purpose and scope

These Terms and Conditions govern the contractual relationship between the hotel and customers who make an individual reservation, either directly or through third-party platforms.

Group reservations (4 or more rooms) and full hotel rental shall be governed by specific conditions agreed in writing in advance, which shall prevail over these.

3. Reservations

Reservations can be made through:

  • Official website / Hotel’s own booking engine
  • Email
  • Phone
  • WhatsApp
  • Authorised online platforms

All reservations may require a card as guarantee or prepayment, depending on rate and season.

Same-day reservations are accepted until 4:00 PM, subject to availability.

On certain dates, a minimum number of nights may apply.

4. Prices and payments

All prices include applicable taxes. The establishment currently does not apply a tourist tax.

Accepted payment methods:

  • Cash
  • Bank card (Visa and MasterCard)
  • Bank transfer
  • Payment link
  • Payment through the booking engine

The amount may be charged in full or in part at the time of reservation or before/during check-in, according to the contracted rate.

Invoices will be issued upon request.

5. Rates and specific conditions

Non-Refundable Rate

  • Includes boutique breakfast for 2 people.
  • Full payment at the time of reservation.
  • Occupancy above 2 people will be subject to a supplement, as set out in section 13 of these Terms and Conditions.

Long Stay Rate

  • Includes boutique breakfast for 2 people.
  • Full payment 15 days before arrival.
  • Minimum stay: 7 nights.
  • In case of shortening the stay, the discount applied will be forfeited.
  • Occupancy above 2 people will be subject to a supplement, as set out in section 13 of these Terms and Conditions.

Standard Rate

  • Includes boutique breakfast for 2 people.
  • Full payment 7 days before arrival.
  • The hotel may pre-authorise the card provided as guarantee.
  • Occupancy above 2 people will be subject to a supplement, as set out in section 13 of these Terms and Conditions.

6. Cancellation policy

Conditions depend on the rate selected:

Non-Refundable Rate: No cancellation or modification allowed. Amount paid will not be refunded.

Long Stay Rate: Free cancellation up to 15 days before arrival. Outside this period or No-Show: 100% penalty.

Standard Rate: Free cancellation up to 7 days before arrival. Outside this period or No-Show: 100% penalty.

For rates that so provide, the hotel may pre-authorise the card provided as guarantee and/or require advance payment within the periods indicated for the reserved rate.

7. Check-in and check-out

Reception hours:

  • Sunday to Thursday: 08:00 – 16:00
  • Friday, Saturday and public holiday eves: 08:00 – 22:00

The hotel offers a self check-in system for arrivals outside reception hours, after sending the guest the access instructions.

  • Check-in: from 2:00 PM
  • Check-out: until 12:00 PM
  • Late check-out (until 2:00 PM): €30.00 supplement, subject to availability.

8. General house rules

  • Smoking is prohibited inside the establishment. Allowed only in designated outdoor areas.
  • Pets are not allowed.
  • Parties or activities that disturb the peace are not permitted.
  • The rest of other guests must be respected.
  • The customer shall be liable for any damage caused.

9. Use of rooms and access

Rooms are for the exclusive use of registered guests.

Access by non-guests is not permitted without express authorisation from Management.

10. Right of admission

The hotel reserves the right of admission in accordance with applicable regulations.

Management may cancel the stay without refund in the event of serious breach of rules or inappropriate behaviour.

11. Hotel services

Breakfast

Included in all rates according to the occupancy confirmed in the reservation and applicable additional supplements.

Served in the dining room.

Hours:

  • Monday to Saturday: 08:00 – 09:30
  • Sundays: 08:00 – 10:00

Spa

Subject to prior reservation.

Current price available on the website or at reception.

Available for guests and external customers (guests have priority).

Use of the Spa is subject to availability, prior reservation and acceptance of the service’s specific regulations.

Parking

Subject to availability and prior reservation.

Current price available on the website or at reception.

Access by code and assigned space.

The hotel is not liable for damage to the interior of vehicles except where required by law.

12. Private events

The hotel has two distinct spaces:

Indoor function room

  • Maximum capacity: 20 people
  • Indicative hours: between 10:00 and 23:00, unless otherwise agreed in writing
  • Price may vary according to hours

Outdoor garden

  • Maximum capacity: 60 people
  • Standard evening hours: between 19:00 and 23:00, unless otherwise agreed in writing. Maximum duration 3 hours.

Events require express confirmation by the hotel and may be subject to a separate contract, advance deposit and specific conditions.

Management may end the event in case of serious disturbance, breach of agreed conditions or violation of coexistence rules.

13. Babies, children and extra beds

Published room rates are understood, unless otherwise stated, for double occupancy (2 people) and include boutique breakfast for two guests.

Each room has a maximum occupancy that may not be exceeded for reasons of safety, comfort and tourism regulations.

Any additional guest above the base occupancy of 2 people will incur the corresponding supplement, provided the reserved room type allows an extra bed or sofa bed.

Conditions for additional guests:

  • Babies (0–3 years): Free accommodation in a cot, subject to availability. No additional supplement.
  • Children (4–11 years): €40/night per person supplement, includes extra bed and breakfast. Option available only in superior room.
  • Over 11 years / additional adults: Guests must stay in rooms for more than 2 adults: Junior Suite, Suite or Suite Premium. €28/night per person supplement, includes sofa bed and breakfast.

Availability of extra bed or sofa bed depends on the type of room reserved.

Access or overnight stay by persons not declared in the reservation may result in additional charges or cancellation of the stay.

The final price of the stay will depend on the total occupancy confirmed in the reservation.

14. Common areas and coexistence

Common areas available: garden, outdoor pool (in season), indoor common rooms, central patio, breakfast area and parking.

General use of common areas is permitted until 23:00, and respectful behaviour regarding rest and coexistence must be maintained at all times.

Quiet hours apply from 23:30.

The outdoor pool will remain open until 20:30 during the opening season.

15. Lost property

Custody for 2 months.

Shipping, if applicable and always at the request of the owner, shall be entirely at their expense.

After this period, the hotel may dispose of the items.

The hotel is not responsible for the condition of items after the custody period.

16. Damage and extraordinary cleaning policy

The guest shall be liable for damage caused.

This liability covers both material damage and the need for special cleaning resulting from improper use of the room or facilities.

The hotel may charge the card provided for:

  • Repairs
  • Replacement
  • Extraordinary cleaning

Smoking in the room will result in a charge for deep deodorisation.

17. Data protection

Data controller: ASER STYLE S.L. (VAT B13594627)

Purpose: booking management and legal obligations.

Booking engine: Cloudbeds.

Rights: access, rectification, erasure, objection, restriction and portability by request to [email protected].

18. Force majeure

The hotel shall not be liable for non-performance arising from force majeure.

19. Applicable law

These Terms and Conditions are governed by Spanish law.

For any dispute, the parties submit to the competent courts and tribunals.
